Three ways to help you move away from doing property management.
How can you get out of property management? Property management can sometimes be a royal pain, and it can also be pretty scary. There’s liability, and maybe you're not making money and it's ruining your life, or maybe it’s going okay, but you want to make money doing other things.
There are a few ways you can get out of property management. The first way is fairly simple: let all of your contracts expire and then refer out the business. Contracts usually last about a year.
"Property management can sometimes be a royal pain."
The second way is to sell your property management company. One of the things that people don't know is that you don't need to have a profitable property management company to sell. It’s more about selling your portfolio of properties and owner agreements.
The third way is to get help. That means getting an expert and maybe hiring somebody. If you don't have a lot of properties, that can be challenging because you'll need to bring on a lot of properties, and you'll still need to have a love for property management.
If you do have a lot of properties, I think that it's time to look at how you're structured, who's on your team, what you're doing, and how you can improve your property management company.
