Three rental property maintenance tips for stressed-out landlords.

Looking for better ways to manage your rental properties? Today, I’m sharing three maintenance tips we use to make sure our properties are in tip-top shape. 

First, you have to anticipate future trends. Over the past five to six years, modern aesthetics have become more popular in home design. When you're making repairs, consider replacing old faucets with newer, trendier ones. You don't need to choose the most expensive options, but it's beneficial to upgrade your fixtures to reflect the latest trends. This approach can prevent the need for a major remodel later on.

Second, use durable materials. For example, hardy plank and vinyl flooring are excellent choices. They are resistant to water damage and generally tougher products. Incorporating more tile and vinyl into your home can reduce maintenance issues. Additionally, using semi-gloss paint can help because it’s easier to clean and more durable, reducing the frequency of painting.

Finally, treat your rental property as a business. Emotional attachment can hinder good business decisions. By maintaining a business perspective, you can make more rational decisions, potentially keep your property longer, and benefit from increased home value and rental income over time.
