Here’s the system I follow for replacing carpet in my rental properties.
The question of when you should replace the carpet in your rental property is a tricky one. A lot of it depends on your home’s condition and the subdivision you're in. If you're going for top dollar on your rental home, I suggest replacing it every few years or between tenants.
If you’re not looking for the absolute highest possible rent, I would definitely try to keep the carpet for at least a few tenants, having it cleaned after every move-out. I would never replace the carpet while I have the same resident, unless they’ve been in there for over 10 years. Generally speaking, the only time I do replace the carpet is when tenants turn over.
